Castellum invests SEKm 113 and sells for SEKm 44

Castellum has through subsidiaries acquired two commercial properties for SEKm 17, decided on investments of SEKm 96 and sold four commercial properties for SEKm 44 with a capital gain of SEKm 6.

Fastighets AB Briggen will start an extension of approx. 3,000 sq.m. warehouse premises in Helsingborg. The investment is estimated to SEKm 24. Moving in is planned to the end of 2005. Further more a decision was made for an investment of SEKm 32 in the property adjacent to the Galleria (Shopping mall) Carl Werner in Lund. After the refurbishment the Galleria will hold 14 shops with a total retail area of 3,300 sq.m. Briggen has also acquired an office property of approx.1,600 sq.m. in the Bulltofta area in Malmö for SEKm 12. The time of taking possession was in November, 2004.

Briggen has also sold a warehouse property of 3,200 sq.m. in Lund for SEKm 12 with a capital gain of SEKm 2 and a smaller property of 1,000 sq.m. in the central parts of Malmö for SEKm 12 with a capital gain of SEKm 3.

In the area Boländerna in Uppsala, Aspholmen Fastigheter AB is converting 9,000 sq.m. warehouse premises into a Galleria for sale of capital goods. The refurbishment also comprises a new entrance made of glass in order to point out the new course towards commerce and new parking spaces. The development of Boländerna has over a period of time resulted in a larger share of commerce and the area is today considered as one of tree external market areas in Uppsala. The total investment is estimated to SEKm 40. Moving in has started and there will be an official opening ceremony in March 2005. Further more Aspholmen Fastigheter has acquired a smaller property next to the above mentioned Galleria for SEKm 5. By this acquisition Aspholmen will hold a complete block which will make it possible to continue an effective development of the area.

Aspholmen Fastigheter has also sold a fully let industrial property of approx. 7,000 sq.m. in Köping for SEKm 12 equivalent to book value. After this sale Aspholmen owns one office property in the central part of Köping.

Eklandia Fastighets AB has sold a warehouse and office property of 1,500 sq.m. on Hisingen in Gothenburg for SEKm 8 with a capital gain of SEKm 1.
